A Word about Assessments
The Williamson Valley Ranch Road Association is tasked with maintaining the following roads, as described in the By-Laws by Article XIV (Definitions), Section 14.29:
“Road” means any of the easements for ingress, egress, and roadways as shown on the survey and specifically consists of those easements designated as:
• Williamson Valley Ranch Road
• Lonely Trail
• Calais Lane
• Friendly Meadow Road
• L Bar L Road
• Cowboy Trail, and
• Corriente Circle
as set forth on the Survey and specifically excludes any private roads.
All other roads are the responsibility of the property owner. This includes grading, maintenance, weed control, and drainage control.
All property owners are responsible for maintaining weed control on their property all the way to the roadway.
The Road Association’s annual assessment is required to fund road repairs, chip-seal, and drainage control for those roads specified above.
The annual assessment can be raised by the Road Association each year in the amount of 20%, per Article X, Section 10.2.1. The Road Association is responsible for projecting road maintenance needs vs. funds available.
The Williamson Valley Ranch Road Association performs an annual inspection of roads maintained by the association each year in November. Property owners are asked to contact a Board of Directors member if they observe any part of the maintained roads that require immediate attention.
